We specialize in engineering inspired inspections related to real estate sales. A “home inspection” is a noninvasive physical examination of the mechanical, electrical, plumbing systems or the structural and essential components of a residential dwelling. A home inspection is designed to identify material defects in those systems, structures and components (style or aesthetics shall not be considered in determining whether a system, structure, or component is defective). A “material defect” is a condition that significantly affects the value, desirability, habitability, or safety of the dwelling.
This is our mainstay and most requested service. If you are in a traditional contract this is the way to go. Our prospective buyer’s home inspection includes a walkthrough, IR/Infrared camera scan and moisture meter testing.
We also provide an assessment of all the major components of the home including roof, foundation, electrical, plumbing, HVAC systems, moisture scan and more. Our exterior and interior home inspections will let you make an informed decision as to a fair price for the home.
After our inspection is complete, we deliver an electronic report with photographs of the home and any problem areas we find. Our goal is to help you understand the condition of the home you are purchasing so you aren’t surprised with any major repairs after the inspection has been completed.
Starting at $195.00
All the experience and technology that are used in our Sellers Pre-Sale Inspection are applied here. However instead of a written report, clients receive a verbal assessment. This service is suited for sellers looking to find out what items will likely be pointed out by a buyer’s inspector so they can either make repairs to list the home in tip-top condition, or be prepared when the house goes into escrow.
Our Express Services include the same extensive inspection as our complete inspections. We go above and beyond our competitors with top-of-the-line technology that allows us to inspect second story roofs without hiring a roofing professional. Our concrete slab floor level survey allows us to determine if there are any considerable problems with the foundation. Thermal infrared technology locates moisture problems and potential electrical problems.
With our Prospective Buyer’s Express package, our clients get a verbal report of the condition of the home inspected. This type of service is only useful for prospective buyers involved in contracts on properties that are sold “as-is” (aka no repairs or credits will be provided by the seller). This option is also relevant for investors, handy home buyers, contractors and others not needing our full service home inspection.
Our Prospective Buyer’s Express package includes an inspection of all of the major components of the home including roof, foundation, electrical, plumbing, HVAC systems, moisture scan and more. We report our findings verbally so that you identify any potential weaknesses in the structural integrity of the home as well as in the major systems that help the home function.
Our Sellers Pre-Sale inspection helps sellers protect their investment. Having a home inspection in hand will allow for a stress free sales transaction with your home and allow you to sell your home for top dollar. Our full service inspection will give you the option of fixing the items discovered during the inspection, or will allow you to disclose those items to the prospective buyers early in the transaction when they still have the emotional attachment to the purchase.
Even the most interested buyer can become gun shy when he or she starts discovering problems with a home that could be an expensive fix. The more forthright you are with any prospective buyer about the condition of the home, the higher the likelihood of selling your property without complications.
Our Pre-Sale inspection includes the same detailed inspection as our Buyer’s home inspection. We will assess major structural components of the house including the foundation and roof as well as plumbing, electrical, HVAC and more.
